El projecte que es presenta és una proposta de rehabilitació d’un edifici plurifamiliar entre
mitgeres situat a la Rambla de Sant Ferran, 34, d’Igualada. Construït per en Bonaventura
Bassegoda l’any 1935 forma part dels edificis històrics de la ciutat. Consta dʼuna façana
catalogada ubicada a la Rambla de Sant Ferran de 6ʼ00m. L’edifici està destinat per a ús
residencial i consta de planta baixa, quatre plantes pis i planta terrat (coberta) amb un total de
cinc habitatges (un per planta).
Es troba en un solar de forma rectangular de 184,72m2 de superfície. L’edifici té una
superfície total construïda de 744,46m2 dels quals la planta baixa conté 134,83m2, la planta
primera 136,84m2, la planta segona 134,83m2 i la tercera i quarta 125,36m2, la planta coberta
conté 30’86m2.
L’edifici es troba aparentment en bon estat de conservació, així com d’estabilitat estructural i
de resistència de materials tot i això es proposa rehabilitar parcialment l’edifici per així evitar la
seva degradació i envelliment per la falta de manteniment i actualització de materials;
dʼaquesta manera serà necessari reorganitzar lʼedifici per poder realitzar una diagnosi de les
patologies existents en els seus diferents sistemes i elements.
Es pretén realitzar la rehabilitació de l'edifici adaptant l'estat actual als requisits del CTE i fer
una diagnosi de les diferents patologies que existeixen en tot l’edifici, especialment en
l’habitatge de la planta baixa. Es tindrà en compte l’interès històric de la façana de l’edifici per
combinar d’una manera eficient la rehabilitació i les exigències normatives del codi tècnic
actual.
SUMMARY
The project presented is a proposal for restoration of a terraced multi-family building
located in Rambla de Sant Ferran, 34, Igualada. Bonaventura Bassegoda built it in the year
1935 and it belongs to the historical buildings of the city. The façade of the building is located
on Rambla de Sant Ferran and it has a width of 6.00m. This building is designed for residential
use and has a ground floor, four floors and a roof floor (passable roof) with a total of five flats
(one per floor).
It is a rectangular plot of 184.72m2 surface. Building structure has a total floor area of
744.46m2 of which the ground floor contains 134,83m2; first floor 136.84m2; the second floor
also 134.83m2, third and fourth floor contains 125.36 m2 and finally roof floor has 30.86m2.
Building structure is apparently in good condition, as well as structural stability and strength
of materials however a partially restoration of building’s structure is proposed to avoid
degradation and aging because of the lack of maintenance and updating of materials; therefore
will be necessary to reorganize building’s structure in order to make a diagnosis of the diseases
into their existing systems and elements.
The goal of the building’s restoration lies in adapting this to the current requirements of the
CTE and make a diagnosis of the different diseases that exist in the entire building structure,
especially in the ground floor. Should be considered the historical interests in building’s façade
in order to combine harmoniously this restoration with the current technical code's regulatory
requirements |
