La presente investigación y análisis están ubicados en la ciudad de Quito, específicamente en su casco
Histórico; su temática es el análisis del estado actual de la CASA HABITACIÓN como elemento
patrimonial muy característica en este Lugar para la aplicación constructiva de Nuevas Técnicas de
Intervención, su metodología y práctica. En base al tipo de vivienda.
El trabajo está dirigido a la investigación tomando como ejemplo el espacio hoy ocupado por el Instituto
Nacional de Danza del Ecuador, en base a su valoración histórica y sus características constructivas; de
esta forma se desarrolla Criterios de Intervención arquitectónicos y técnico-constructivos que a futuro
permitan generar una Propuesta de rehabilitación tomando en cuenta lo siguiente:
El análisis histórico del centro histórico de Quito.
Caracterizar el caso de estudio por la tipología de vivienda -CASA HABITACION-.
Levantamiento grafico del caso de estudio.
Descripción del material y forma constructiva del edificio.
Diagnosis de los Defectos Constructivos.
Propuesta para la escuela de Danza y su proyección como espacio flexible a la actividad.

Se trata también de generar valor histórico a partir del caso de estudio, en base a las características técnicoconstructivas tomando en cuenta criterios de intervención aplicando métodos contemporáneos para el
análisis patológico del estado actual.
Tomando en cuenta que los Centros históricos en Latinoamérica generan identidad a las ciudades que están
en constante crecimiento y son fuente de desarrollo económico, es imprescindible hacer estudios
constructivos de los elementos arquitectónicos para así conservar dichos núcleos urbanos, en particular
como es el caso paradigmático del casco histórico de Quito, también pensando en la reducción de la
demanda energética de sus elementos, la eficiencia de las instalaciones, procurando la durabilidad física
de la intervención, y también generando flexibilidad de uso del programa arquitectónico en un edificio
patrimonial.
En el Ecuador la protección patrimonial no está dirigida a establecer parámetros de intervención en los
bienes arquitectónicos tanto en conceptos arquitectónicos, como en criterios técnicos de la resistencia de
las edificaciones, por este motivo, el presente trabajo se plantea con el objetivo de encaminar a indagar
desde varios frentes tanto histórica, estructural y funcionalmente, así como también generar criterios
previos que ayuden a plantear un punto de inflexión entre la arquitectura histórica y los conceptos
contemporáneos constructivos que fortifiquen la edificación histórica y su relación con la estructura urbana
de su centro histórico, que sin ninguna duda en este caso tiene cualidades únicas y excepcionales tanto
cultural, de idiosincrasia y de pluriculturalidad de la sociedad Quiteña reflejo de la Ecuatoriana, en virtud
de la arquitectura el arte en sí misma y su responsabilidad como capital del país.
La evolución de este trabajo comienza en el palimpsesto: los procesos previos en el centro histórico, visto
desde lo técnico constructivo, su tipología de vivienda, el uso y ocupación del suelo, luego con el análisis
de rehabilitación, restauración y refuncionalización de los espacios entendidos como vacíos.
Este espacio para el arte y su enseñanza mediante la danza, tiene mucho que ver con los proyectos dentro
de la idea de reapropiación del centro histórico de Quito, que sin ninguna duda requerirán una investigación
lógica de las edificaciones. Así el presente trabajo será una pauta para en términos contemporáneos llegar
a generar proyectos técnicos de rehabilitación direccionados al casco colonial de Quito. |

The present investigation and analysis are located in Quito City, capital of Ecuador, specifically in its
historic center; its theme is the analysis of the current state of the “HOUSE ROOM” as a very characteristic
heritage element in this Site for the constructive application of New Intervention Techniques, its
methodology and practice. Based on the type of housing.
The work is directed to the investigation taking as an example the space today occupied by the National
Dance Institute of Ecuador, based on its historical assessment and its constructive characteristics; In this
way, it develops Architectural and technical-constructive Intervention Criteria that in the future allow to
generate a Rehabilitation Proposal taking into account the following:
The historical analysis of the historic center of Quito.
Characterize the case study by the type of housing -CASE ROOM-.
Graphic survey of the case study.
Description of the material and construction of the building.
Diagnosis of the Constructive Defects.
Proposal for the dance school and its projection as a flexible space for the activity.
It is also about generating historical value from the case study, based on the technical-constructive
characteristics taking into account criteria of intervention applying contemporary methods for the
pathological analysis of the current state.
Taking into account that Historic Centers in Latin America generate identity to cities that are constantly
growing and are a source of economic development, it is essential to constructively study the architectural
elements in order to preserve these urban nuclei, particularly as is the paradigmatic case of historic center
of Quito, also thinking about the reduction of the energetic demand of its elements, the efficiency of the
facilities, procuring the physical durability of the intervention, and also generating flexibility of use of the
architectural program in a patrimonial building.
In Ecuador the patrimonial protection is not directed to establish parameters of intervention in the
architectonic goods as much in architectonic concepts, as in technical criteria of the resistance of the
constructions, for this reason, the present work raises with the aim of directing to investigate from several
fronts both historically, structurally and functionally, as well as generating previous criteria that help to
raise a turning point between historical architecture and contemporary constructive concepts that fortify
historic construction and its relationship with the urban structure of its historic center, that without any
doubt in this case has unique and exceptional qualities both cultural, Quito’s idiosyncrasy and plural -
culturalism society reflection of the Ecuadorian, by virtue of architecture the art itself and its responsibility
as the country's capital.
The evolution of this work begins in the palimpsest: the previous processes in the historical center, seen
from the constructive technical, its housing typology, the use and occupation of the ground, then with the
analysis of rehabilitation, restoration and re-functionalization of the understood spaces as empty.
This space for art and its teaching through dance has much to do with projects within the idea of reappropriation of the city historic center, which without any doubt will require a logical investigation of the
buildings. Thus, the present work will be a guideline in contemporary terms to generate technical
rehabilitation projects addressed to the colonial helmet of Quito. |
